How a bridge actually works, and the 3 signals a deal is a candidate

A bridge loan has one job: buy time without giving up the asset.

The structure, plainly

  1. Size: $250K to $10M, secured, 1st, 2nd, or 3rd lien depending on the capital stack.
  2. Term: short, up to 12 months, renewable if the takeout needs more runway.
  3. Exit: a defined takeout, a refinance, a sale, or receivables coming in.

Three signals a deal is a bridge candidate

  • A hard deadline (a closing, a payoff, a discount that expires).
  • Real collateral or a clear takeout.
  • A timing mismatch between cash-in and cash-out.

Hit all three and the constraint isn't cost, it's speed. That's the lane.
